Indoor dampness is estimated to affect 10–50% of indoor environments across Europe, North America, Australia, India and Japan (WHO, 2009). On damp materials, mould can begin growing within 24 to 48 hours (US CDC / US EPA) — which is why the first 72 hours after a moisture event is the window that decides whether a building prevents a problem or remediates one. Growth does not require standing water. Condensation and persistently elevated humidity are sufficient conditions.
Stachybotrys chartarum — the species commonly called black mould — grows on high-cellulose materials such as gypsum board, fibreboard and paper when they stay wet, and some moulds, including Stachybotrys, produce mycotoxins (US CDC). The honest qualification belongs with it: there is no scientific evidence that so-called "black mould" is uniquely hazardous to the general public compared with other moulds. The health issue is dampness and mould generally, not one colour of mould (US CDC).
Evidence indicates that exposure in damp buildings is associated with increased respiratory symptoms, allergies, asthma and disturbance of the immune system (WHO 2009 / US CDC). The WHO links damp or mouldy buildings to up to a 75% greater risk of respiratory symptoms and asthma, and estimates that around 13% of childhood asthma in developed countries of the WHO European Region could be attributable to damp housing. People with weakened immune systems or existing lung disease are most at risk (US CDC).
For commercial operators, the exposure is not only clinical. Mould degrades surfaces and accelerates material deterioration, and painting or cleaning over growth without removing it and correcting the moisture source does not resolve it — it recurs. Inspectors and auditors in the UAE and GCC treat visible fungal growth on or adjacent to food-contact surfaces as a hygiene non-conformity, and treat the absence of a documented preventive control plan as a finding in its own right. Insurance disputes, reputational damage and pressure on asset value follow the pattern, not the single incident.
Prevention is the control that works. The WHO is explicit that preventing or minimising persistent dampness and microbial growth is the most important means of avoiding harmful health effects — and there is no practical way to eliminate all mould and spores indoors, because indoor growth is controlled by controlling moisture. Surface protection is one layer of that control, applied before colonisation rather than after.
